HomeSource has a position open for either a Maintenance Tech or Maintenance Tech Trainee. The trainee position is similar to the Maintenance Tech position, except it requires no direct maintenance experience.

The Maintenance Tech position begins at $35,000 and the trainee position begins at $32,000. Both positions include benefits and a work vehicle (subject to approved driving record).

Job Title: Maintenance Technician

Summary/Objective
The maintenance technician position is responsible for performing highly diversified duties to install, troubleshoot, repair and maintain company equipment according to safety, predictive and productive maintenance systems and processes to support the achievement of the business goals and objectives. Job duties include rehabbing apartment homes, troubleshooting appliances and repair/replace as necessary. The position is also responsible for providing friendly customer service to clients.
Reports to:
The Maintenance Technician reports to the Maintenance Supervisor.
Essential Functions

1. Perform highly diversified duties to install and maintain facilities
2. Provide emergency/unscheduled repairs of properties within 24 hours
3. Performs scheduled maintenance repairs of properties and systems within 4 days of receiving work orders
4. Read and interpret equipment manuals and work orders to perform required maintenance and service
5. Diagnose problems, replace or repair parts, test and make adjustments to equipment
6. Diagnose whether work orders can be completed within an hour or if they need to move to small construction
7. Perform a variety of electrical, plumbing, maintenance and carpentry functions, including changing doors, changing appliances, installing flooring, and power washing.
8. Use a variety of hand and power tools and material handling equipment in performing duties
9. Work with sub-contractors as required
10. Comply with safety regulations and maintain clean and orderly work areas.
11. Implement the property maintenance schedule for life safety quarterly and annual maintenance.
12. Responsible for keeping vehicles clean and stocked with parts
13. Responsible for clean-up of the grounds at each multifamily property

Work Environment
While performing the duties of this job, the employee is occasionally exposed to wet or humid conditions; working near moving mechanical parts; working in high, precarious places; exposed to fumes or airborne particles; exposed to toxic or caustic chemicals; outdoor weather conditions; and extreme heat. The noise level in the work environment and on job sites is moderate.

Physical Demands

This position is very active. While performing the duties of this job, the employee is constantly required to stand; walk; use hands to finger, handle or feel; and reach with arms. The position is frequently required to climb or balance; and stoop, kneel, crouch or crawl. The position occasionally needs to sit; talk or hear; and taste or smell. The employee must consistently lift and/or move items over up to 25 pounds and frequently lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Position Type/Expected Hours of Work
This is a full-time position. From Monday through Friday from 8:00 a.m. – 5:00 p.m. Tech to be on-call evenings and weekends roughly every 5 weeks. (Time is comped to stay within 40 hours)

Travel
This position requires frequent travel to worksites. The employee must have a valid driver’s license and be able to drive to work locations.

Required Education and Experience
•High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience. (Waived for Trainee position.)

Preferred Education and Experience
•An Associates (AA) degree in mechanical, electrical or industrial maintenance.

Additional Eligibility Qualifications
Section 608 EPA certification (can be done after hire)

This position requires the ability to work in the U.S.
